London Rental Viewings: What to Check Before You Say Yes

A practical rental viewing checklist for London, covering condition, noise, transport, safety, bills, storage and daily living.

London rental viewings can be quick, but you still need to look carefully.

Check the basics:

  • Is there any damp, mould or staining?
  • Do windows open and close properly?
  • Is the heating working?
  • What is the water pressure like?
  • Is there enough storage?
  • Are appliances included and in good condition?
  • Is the mobile signal reliable?
  • Is the building entrance secure?

Then check the lifestyle:

  • How noisy is the street?
  • What is above, below and beside the property?
  • How far is the station really?
  • Would you feel comfortable coming home late?
  • Where will you shop?
  • Where will bins, bikes or deliveries go?

Ask what bills are included, when the property is available and whether it is managed by the landlord or an agency.

If you are viewing remotely, ask for a slow video walk-through, including the street, entrance, windows, storage and any imperfections.

Do not let pressure replace judgement. A good home should still make sense after the viewing.
