Can you rent in London without UK credit history?

Understand what to ask an agent, how to evidence your circumstances and why missing UK credit history needs an individual assessment.

Bright living room with tall windows and residential buildings outside

You can explore rental options without an established UK credit history, but acceptance depends on the landlord’s and referencing provider’s assessment of your circumstances. No single document or workaround guarantees approval.

The most useful first step is to ask how an agent handles overseas applicants before you invest time or money in a particular property.

Separate the questions an application needs to answer

A credit record, evidence of income, a reference and proof of right to rent serve different purposes. Having little UK credit history does not explain whether your income is sufficient, whether a reference is available or how you will complete the required identity and status checks.

Prepare a concise explanation of your situation: where you live now, when you expect to move, how you will pay rent and what evidence is available. Use accurate dates and figures; do not describe a provisional job as confirmed.

Ask the agent these questions first

  1. Do you consider applicants with no established UK credit file?
  2. What employment or income evidence will you assess?
  3. Can you assess overseas references or financial records, and in what form?
  4. How do you handle a new job, probation period, self-employment or retirement income?
  5. Is a guarantor an option in this case, and what criteria apply?
  6. What happens to a holding deposit if the application cannot proceed?

Ask for the response in writing. These are matters for the actual agent or referencing provider; another applicant’s experience may not predict yours.

Prepare the evidence that fits your circumstances

Situation Evidence to discuss, subject to the agent’s requirements
Starting an employed role Signed offer or contract, salary, start date and verifiable employer contact
Continuing employment Recent income evidence and confirmation of the ongoing arrangement
Self-employed The financial records or accountant’s confirmation the provider specifies
Using retirement or other income The records needed to show the source and continuity of income
Considering a guarantor Written criteria and the proposed guarantee terms

The aim is a clear and relevant application. It is not to distribute your entire financial history. Confirm the recipient and secure submission method before sharing records.

Consider a guarantor carefully

If a guarantor is accepted, establish who qualifies and exactly what they would undertake. Do not assume any family member overseas is acceptable. A guarantee creates responsibilities for that person; they should read the proposed terms and obtain advice where needed.

If considering a commercial guarantor product, investigate eligibility, cost, cancellation terms and whether the landlord will accept it before paying. Relocation Ready does not endorse a provider or guarantee that a product will solve a particular application.

Do not rely on outdated advance-rent advice

For covered assured periodic tenancies agreed from May 2026, a large pre-tenancy rent payment is not a substitute for referencing. The rules prevent rent being accepted before signing and limit the monthly-rent advance between signing and commencement to the first month. Check the official rules and the tenancy’s applicability rather than following older advice to offer six or twelve months.

A tenancy deposit is different from rent. Ask for a written breakdown of every requested payment and its purpose.

A worked application approach

Hypothetical: Priya is moving from overseas to start a confirmed London job. She has no UK address history and has not yet received a UK payslip.

Before paying a holding deposit, she asks whether the agent can assess her signed employment contract and employer confirmation. She explains her start date and requests the exact evidence list. If the provider cannot assess her circumstances, she can consider other suitable properties or an accepted guarantor arrangement before making a commitment.

This does not guarantee acceptance. It reduces the risk of discovering a fundamental mismatch late in the process.

If the first application is unsuccessful

Ask which part of the assessment caused difficulty and whether an error or missing document can be corrected. If the issue is the budget or evidence of sustainable income, address that rather than repeating the same application unchanged.

Review the search brief, timing and potential alternatives. Keep a record of communications and seek independent advice if you believe a fee or decision breaches the rules.

Get the search ready

Is no UK credit history the same as poor credit?

They are different descriptions. Explain your actual circumstances to the referencing provider and ask how they will be assessed; do not assume either determines the result on its own.
