What Is a Tenancy Agreement in the UK?

A plain-English guide to tenancy agreements for people moving to London or renting in the UK for the first time.

A tenancy agreement is the contract between you and your landlord. It sets out the terms of your rental, including rent, responsibilities, dates, deposit, bills and rules for living in the property.

The rules for London rentals

Rental law differs across the UK. For London and elsewhere in England, new and most existing private assured tenancies have been rolling assured periodic tenancies since 1 May 2026, rather than fixed-term agreements. Different rules can apply to lodgers, social housing and some student accommodation. Check your tenancy type in the government’s guidance for private tenants.

Before signing, check:

  • Names of landlord and tenant
  • Property address
  • Rent amount and payment date
  • Deposit amount and protection details
  • What bills are included
  • Repair responsibilities
  • Notice rules
  • Restrictions on pets, smoking or alterations
  • Inventory process

If English tenancy terms are new to you, do not rush. Read the agreement carefully and ask questions before signing.

The agreement should match what you were told during the viewing and offer stage. If something is missing or different, raise it.

For international movers, this may be the first UK legal document connected to your new life. It is worth taking seriously.
